Our project, the cultural and business space “Levashovsky Bakery” is an ideal illustration: the mission of RBI is the transformation of the environment, so that the world around becomes harmonious and people are happier.
Over the past year of work, we definitely managed to get closer to this goal. The restored monument became a urban project with important and very beautiful events. In the boiler room, under the constructivist dome, the Tours of the Practice Theater, the Context festival Diana Vishneva, the Pianissimo piano festival, the Rodchenko and we have many plans. We expect that we can more often arrange concerts of classical music - acoustics here are quite good.
We want to know the curators of the cultural center, the Masters school, with our friends from the Philharmonic. Shostakovich: The musicians who perform in the Great Hall of the Philharmonic could give more chamber concerts on the site of the Levashov bakery, and the audience would have a rare opportunity to talk with the maestro. I am sure that our site has a great future as a “third place” between work and the house.
Projects such as the Levashov bakery are not only a material action, but spiritual and cultural practice. What is primary: matter or consciousness? And what do you think? There is nothing primary. One determines the other and vice versa. The RBI task is to create projects that will help people feel more safe. And when we are talking about the growth of well-being, we are talking not only about any amenities, rather about the transition to another level of aesthetics and perception.
The fact that it brings up the taste of people changes their emotional-sensual sphere. Here RBI has quite large ambitions. Do you agree with the famous statement of Brodsky from his Nobel speech that aesthetics are primary than ethics? Perhaps I do not agree. These are mutually influencing stories. In such dichotomies, the answer is always the third. Diogenes lived in a barrel with a completely spiritual life.
Therefore, different scenarios are possible. But in general, we believe in RBI that, creating a qualitatively different environment, we give people a chance to become a little better, emotionally more sensitive, to develop aesthetic inclinations. And this is an important contribution. And I formulate my personal mission in two words - awareness and service. That is, to continue to develop spiritually, professionally and help people.
Regarding awareness, I quote you. You said that happiness is awareness and understanding of oneself. So, thus, the key to understanding others. How can you, understanding yourself, understand, for example, me? I talked more about the fact that, without understanding yourself, you cannot understand another. But this does not mean that, understanding yourself, you are able to fully understand another.
Understanding yourself, you understand where you can be upset, where you can behave inappropriately when they step on your corn. For example, you are irritable. Why is understanding this feature important in teamwork? When people create a trusting atmosphere, everyone can say: “Guys, I'm suspicious. Therefore, keep in mind, I can perceive something at my own expense.
” So colleagues can take into account the characteristics of this person and accept them. It is useful to know your pain points and pain points of loved ones, team members. Do you tell colleagues about your pain points? But I'm not sure that this is suitable for the endless audience of this interview. It would be strange to expect from any person so that he would make out like a product on elements and tell where he has what weak zones.
What is the essence of trust? The person, when he talks about himself in the team, trusts her, and expects that he will not be painful, and he himself is ready to try not to hurt others. In one interview, you said that somehow retroactively realized that one of your weaknesses was a fear of risks, which led to a slowed down rate of company growth. True, I am easily talking about this.
This is a business so-lice, this is different. That's what is behind this is another story. I regret some mistakes, this is my personal responsibility, you can’t do anything here. You often tell you how already in the fifth grade you realized that you will be an entrepreneur and you will have your own driver and housewife. This happened when you were 19 years old. The entrepreneur is a person aimed at success.
What does he feel at the time of failure? It is interesting how you interpret my words, I have never used the term “man of success”. I talked about entrepreneurship. But entrepreneurship is associated with risks, and risks are associated with failures. This is a natural part of the business.If you do not tolerate failures, then you do not take risks at all.
I am normal about this, although, for example, in the project in Mistolovo in the Leningrad region we had very big losses. This was the only unprofitable project, but the loss was large. That is, you reacted calmly? Calm, yes, because it is an unpleasant story, but nothing more. We shook ourselves and went on. Why do you attach such a value to a cultural component and when you realized that it is so important? We immediately positioned ourselves as a premium developer: even in the first object of RBI - a panel house in Kamenka - there were many innovations compared to competitors of that time. For example, we installed KBE plastic windows, additional water purification filters, some more positions - then no one did this on objects of this class.
That is, even in the mass segment, we sought to show a premium strategy. The cultural component is about the same. The most successful business strategies are built either on costs by costs when you build huge volumes and you are optimally verified by every square centimeter of space, or on creating an outstanding product or service, so that people can see additional value for themselves and are ready to pay additional for it.
We have chosen the second option for ourselves-to create something more than just an apartment in a beautiful house or a convenient hotel room. Hence, art items in the interior and on the territory around residential complexes, concerts in the yards, theater and audio spectacles, excursions on the sights of the surrounding area, even gastroity! By the way, we offer them not only to consisting customers, but also long before the settlement in a new house and even before buying an apartment, our potential customers, even at the stage of real estate - it was in the Futurist house, and now in the Mir House.
Are the RBI values and mission read easier with this approach? It’s just that we ourselves really love what we are doing. One of the values of RBI is beauty and aesthetics. If you go to our sales department, you will see compositions of fresh flowers that change every day, hear a specially designed aroma of RBI, the music written for us by jazz composer Konstantin Khazanovich.
It seems to us that it is so right. And we are always in dialogue with clients. We ask them, measure satisfaction with our work and willing to recommend us at six stages to buy an apartment, expectation, receipt of keys, repair, start of life in a new apartment, further accommodation. This is such a symbiosis, mutual pollination: customers help us become better, and we do their life better.
You said that on average, the margin from such premium projects is about 10 percent. Creating additional green zones, public spaces do you significantly reduce it? For us, this is a sufficiently sick question, because the owner of the land is taken by the owner of the land for sale. We often take real bear corners, albeit in the city center, and make beauty from them, as it was, for example, with the Levashov bakery.
When we just started working there, we were invited to look at the object of many recognized experts. Mikhail Borisovich Piotrovsky then said that he did not expect to see in the very center of the city a similar degree of desolation, architectural and human. And compare with what happened! It is very difficult to implement beautiful projects in such places.
Of course, the issue of profitability is important for us, this is what we are constantly working on. Now a difficult time: the cost of construction is constantly growing, and the sale cost is not growing so much.
